Welcome to our business page. We are a new Architecture firm, based in Edenderry Co. Offaly since 2019. We operate our business out of a converted old stone barn studio. Our business and premises are fully insured, and the practice is registered with the Royal Institute of Architects of Ireland. After 20 years commercial and domestic experience, we have decided to specialise in

  • domestic developments,
  • domestic extensions and renovations,
  • conservation projects,
  • small commercial projects,
  • bespoke one-off rural housing.
  • We also offer a planning consultation service to investors and developers. Our Mantra is to spend time on each project, think it through and get it right.     EXTEND or RENOVATE

    We have a Design Consultation Service for clients who are looking for ideas to change their existing buildings without going through the formal channel of getting drawings prepared. We come to your building at a rate of €150/hr +VAT for first hour and €100/hr thereafter +VAT Often changing what you have is simpler than building a new. Many houses I have looked at have unused rooms or dark rooms that can be opened, bringing in extra light, extra views, and increased functionality to an existing home.

    Planning Permission

    All New Buildings / Developments above or below the ground requires Planning Permission (Unless it is an Exempt Development) We have over 20 years’ experience in dealing with Planning Applications. The Planning System in Ireland is quite complex and can be daunting. Therefore, we handle the entire process for on behalf of our clients. We do the design in accordance with specific Local Authority Requirements.

    We prepare all Forms, Design Statements, Planning Reports, Site Notices / Newspaper Ads, Maps, etc. as well as being a liaison with the Planning Authority Design and Access Statements, Permitted Development Advice, Change of Use, Retrospective Planning Applications, Site and Building Surveys

    Construction Process

    After you have received your final Grant of Planning Permission, you will be able to take your project to the construction stage. We are qualified, insured and experienced to take you through every step of this process. Building Control Submissions: Design Certifier Certificate of Compliance (Design), Notice of Assignment of Person to Inspect and Certify Works (Assigned Certifier) Undertaking by Assigned Certifier, Notice of Assignment of Builder, Undertaking by builder General arrangement drawings for building control purposes – plans, sections, and elevations, A schedule of design documents, The preliminary inspection plans

    Protected Structure

    Our firm is Architect accredited at Grade 3, we have an excellent understanding of the legislation, philosophy, and technical requirements to work on buildings of local or regional importance. Most protected structures that we have worked on are farm buildings, farmhouses and town houses are of regional importance. Public building or elaborate structures are often Buildings of greater significance should be undertaken by Grades 1 and 2 Conservation Architects. If your project requires the scope of knowledge of a specialist Garde 1 or 2 Architect, we will let you know and help you source the right consultant to assist you with this leg of your project.

    The services provided by our conservation consultancy include:

  • Assisting owners in making applications for grant assistance for protected structures/historic buildings and acting as conservation consultant during works
  • Assisting owners in developing ideas and designs to make the most out of an old building
  • Assisting owners in creating designs to extend buildings where necessary that complement the existing structure
  • dealing with architectural heritage protection legislation and the planning system (Architectural Heritage Impact Assessments, Section 57 reports).
